HOW A ROOF JOB ACTUALLY RUNS

Most roofing companies are vague about this, which is how homeowners end up surprised. Here is the whole sequence, start to finish.

Free inspection, on the roof

We get on the roof — not a look from the driveway. We photograph every slope, every penetration, and every point of visible impact, and we measure. It takes about an hour. You get the full report either way, including when we find nothing wrong. Plenty of our inspections end with us telling somebody their roof is fine.

You get the documentation

The report is yours. If the damage is storm-related, that is the record you would take to your insurer — the decision to file, and the claim itself, stays with you. If you would rather have someone represent you in that process, that is a licensed Texas public adjuster or an attorney, not a roofer. For a straightforward repair or a cash replacement, you get a firm written price instead.

Scope and materials

We walk the scope with you before anything is ordered: shingle line and color, ventilation, decking condition, flashing, drip edge, and any upgrades worth considering while the roof is open. Anything that could change the price later — rotten decking is the usual one — gets a stated rate up front so there is no renegotiation with your roof torn off.

Tear-off and install

Complete tear-off down to the decking, because you cannot inspect what you cannot see. We check every board, replace what is rotten, then build back up: synthetic underlayment, new flashing and pipe boots, drip edge, ridge ventilation sized to your attic, then the roof itself. Most homes are a single day.

Cleanup and final walk

Magnetic sweep of the yard, driveway, and beds for nails, all debris hauled, and a final walk with you before we leave. Your warranty paperwork and the photo record of the finished work come with it.

REPAIR OR REPLACE?

Not every roof needs replacing, and we would rather tell you that than sell you something you do not need. Roughly how it breaks down:

A repair usually makes sense when

  • The damage is isolated \u2014 a few shingles, one slope, a single flashing detail
  • The roof is under roughly ten years old with life left in it
  • The existing shingle is still manufactured, so the repair blends
  • There is no widespread granule loss or brittleness

Replacement is the honest answer when

  • Hail bruising shows up across multiple slopes rather than one spot
  • The roof is past fifteen to twenty years and shedding granules
  • You have had leaks in more than one place
  • The shingles have gone brittle and crack when lifted
  • A repair would be visibly mismatched across a whole elevation

The inspection tells us which one you are looking at. If it is a repair, we will say so \u2014 and a documented repair on a sound roof is a much better outcome for you than an unnecessary replacement.

We are certified with the manufacturers whose products we put on, which is what allows us to register the enhanced warranties. Central Texas hail is the reason we push impact-resistant Class 4 products harder here than a roofer would in a milder market \u2014 many carriers discount the premium for them.
