STORM HISTORY IN GEORGETOWN
Georgetown was directly in the path of the September 24, 2023 hailstorm, which damaged homes and vehicles across Georgetown, Round Rock and Austin and produced hail reported at baseball and softball size in Williamson County. It stands as the costliest hailstorm in Austin-area history, roughly $600 million in insured losses across Travis and Williamson counties with about $300 million inside Williamson alone. A further very large hail and high wind event followed on May 9, 2024. Georgetown's position at the northern edge of the metro puts it in the corridor where these storms tend to be strongest, not weakest.
GEORGETOWN HOMES & WHAT THEY MEAN FOR YOUR ROOF
Sun City dominates the picture here and it is genuinely unusual: thousands of homes built in phases from the mid-1990s onward, section by section, each phase roofed within a narrow window with the same product. That means roof age in Sun City tracks almost perfectly with the phase map, and when one street starts failing the rest of that phase is right behind it. Wolf Ranch and Cimarron Hills are newer, with more architectural shingle and more complex rooflines. Berry Creek and the homes around the historic square run older and more varied, and downtown's historic properties bring preservation considerations that a standard tear-off approach does not respect.
PERMITS & LOCAL CODE IN GEORGETOWN
Georgetown is the strictest city we work in on this, and it is the opposite of Round Rock. A permit IS required for a new roof or re-roof, residential or commercial, inside Georgetown city limits. The fee is $60 and the City reviews against the 2021 International Residential Code, Chapter 9. Georgetown also codifies when you cannot simply go over the top: existing roof coverings must be removed first if the existing roof is water soaked or deteriorated past being an acceptable base, if the covering is wood shake, slate, clay or cement tile, or if there are already two or more layers of any roofing. If decking is being replaced you must say so on the application, and that triggers an additional inspection before the decking is covered. Inspections are requested online and must be in by 3:00 PM for next business day. Residential permits typically take ten to fifteen business days, which is worth building into your schedule.

Sun City ages by phase, not by street
Because the community was built in dated phases, roof age is remarkably predictable. If neighbors in your phase are replacing, yours is the same vintage and took the same storms.
The permit adds real calendar time
Ten to fifteen business days for a residential permit is not a formality you can skip. Any Georgetown contractor promising to start tomorrow on a full re-roof is either pulling no permit or has not read the requirement.
Layover is often not legal here
Georgetown spells out when existing covering must come off first. Two existing layers, or a wood shake or tile covering, means full tear-off regardless of what a cheaper bid proposes.
