STORM HISTORY IN AUSTIN
Austin sits inside what insurers call Hail Alley, and the record event is recent. On September 24, 2023, a supercell dropped hail up to roughly softball size across north Austin and Round Rock. Insured losses across Travis and Williamson counties came to about $600 million, roughly $300 million of it in Travis County, making it the costliest hailstorm in Austin-area history. The National Weather Service logged another very large hail and high wind event on May 9, 2024. Austin averages several significant hail days a year, concentrated between March and May. A roof that predates September 2023 has almost certainly taken impacts, whether or not anything is visible from the yard.
AUSTIN HOMES & WHAT THEY MEAN FOR YOUR ROOF
No other city we serve has this much variation in one market. The 1920s-to-1940s bungalows in Hyde Park, Clarksville and Travis Heights often sit under complex low-slope and dormer geometry where the flashing details fail long before the shingles do. The 1950s and 60s ranch stock in Crestview and Allandale is mostly simple gable roofs that have been replaced two or three times, so the question there is usually what is underneath rather than what is on top. Mueller and the newer east-side infill are 2000s-and-later builds with tighter envelopes and more roof penetrations. Each era fails differently, which is why a single generic inspection checklist does not serve this city well.
PERMITS & LOCAL CODE IN AUSTIN
Austin is more nuanced than most of the metro, and a lot of contractors get it wrong. Under the City of Austin Development Services list of work exempt from a building permit, asphalt shingles replacing existing asphalt shingles are exempt, as is replacement of any roof covering that does not adversely affect the roof structure. The exception is the one worth knowing: those exemptions do not apply if the property is in the Wildland-Urban Interface area and 50% or more of the roofing is being replaced. Much of west and southwest Austin falls in that interface. Structural work, a change in roof type, or decking framing changes also move you out of the exemption. WHAT WE WATCH FOR IN AUSTIN
The Wildland-Urban Interface rule catches people out
A full replacement on a WUI property is not exempt from permitting the way the same job would be in central Austin. It is the single most common Austin permitting mistake we see, and it is the homeowner who inherits the problem at resale.
Roof age is not the same as roof era
A 1930s Hyde Park roof that was replaced in 2015 still has 1930s framing, decking and flashing geometry underneath. What matters for a hail claim is the covering; what matters for water is everything below it.
Tree cover hides damage and causes it
Austin's mature canopy shields some slopes from hail while dropping limbs on others and holding moisture against the shingle. Damage is frequently uneven slope to slope on the same house.
Two record events inside eight months
September 2023 and May 2024 both hit this area hard. If your last inspection predates both, there is a real chance nobody has ever looked at what those storms did.
