Keeping Your Roof in Good Shape Between Professional Inspections
I recommend professional roof inspections at least once a year, and after every major storm. But what about the other 364 days? Your roof does not stop aging between those visits, and there are simple things you can do as a homeowner to keep it in the best possible condition. These are the habits I tell every one of my customers to develop, and they consistently extend roof life and prevent costly surprises.
Keep Your Gutters Clean
Clogged gutters are one of the most common causes of preventable roof damage I see in Austin. When gutters fill up with leaves, twigs, and debris, water backs up under the edge of your roof. That standing water can rot your fascia boards, damage your drip edge, and even work its way under your shingles.
Here is what I recommend:
- Clean your gutters at least twice a year, ideally in late spring and late fall
- If you have large oak or pecan trees near your home, you may need to clean them three or four times a year
- Check that your downspouts are flowing freely and directing water at least three feet away from your foundation
- Consider gutter guards if you are tired of constant cleaning, but know that they still need occasional maintenance
You do not need to get on the roof to clean your gutters. A sturdy ladder, some gloves, and a garden hose will get the job done safely from the eaves.
Remove Debris from the Roof Surface
Leaves, branches, and other debris that sit on your roof trap moisture against the shingles. Over time, that moisture promotes algae growth, accelerates granule loss, and can even cause the shingle material to break down prematurely. In Austin, where we get heavy leaf drop from live oaks in spring, this is a real concern.
- Use a leaf blower from the ground or a low ladder to clear debris from valleys and along walls
- Pay special attention to areas where the roof meets a wall or chimney, as debris tends to pile up there
- After storms, do a visual check for branches or other objects that may have landed on the roof
- Never use a pressure washer on your roof, as it strips granules and voids most warranties
If debris is in a spot you cannot safely reach from the ground, call a professional. It is not worth the risk.
Do Regular Ground-Level Visual Checks
You do not need to climb on your roof to spot many common problems. I encourage homeowners to walk around their property every couple of months and look up. Here is what to watch for:
- Shingles that appear lifted, curled, cracked, or missing
- Dark streaks or patches that could indicate algae or moisture damage
- Flashing that looks bent, lifted, or separated from the roof surface
- Sagging areas along the roofline, which could indicate structural issues
- Granules accumulating in your gutters or at the base of downspouts, which is a sign of shingle wear

Trim Trees Away from Your Roof
Austin is full of beautiful mature trees, and I love that about this city. But branches that hang over your roof create multiple problems:
- They drop leaves and debris directly onto your shingles
- They scrape against roofing material in the wind, wearing away granules and protective coatings
- They provide a highway for squirrels and other animals to access your roof
- Overhanging limbs are a major risk during storms, as they can break and cause serious damage
I recommend keeping branches trimmed back at least six feet from your roof surface. For large trees, hire a certified arborist. A good tree trimming every couple of years is one of the best investments you can make to protect your roof.
Do Not Walk on Your Roof
I know it is tempting to get up there and take a closer look, especially after a storm. But walking on your roof as a homeowner creates real risks:
- You can crack or dislodge shingles without realizing it
- You can damage flashing, vents, and other roof penetrations
- Roof surfaces can be slippery, especially when wet or covered in morning dew
- A fall from even a single-story roof can cause life-changing injuries

Watch for Interior Warning Signs
Some roof problems show up inside your home before they are visible outside. Stay alert for these signs:
- Water stains on your ceilings or walls, even small ones
- Peeling paint or bubbling wallpaper near the ceiling
- Musty smells in your attic or upper floors
- Daylight visible through your attic roof boards
- A sudden spike in your energy bills, which could indicate ventilation or insulation problems related to roof damage
If you notice any of these, do not wait. Water damage escalates quickly, especially in Austin's heat and humidity. What starts as a small stain can turn into mold, rot, and major structural repairs if ignored.
Maintain Your Attic Ventilation
Your attic ventilation system plays a huge role in your roof's health. Poor ventilation traps heat and moisture, which shortens shingle life, promotes mold growth, and drives up your energy bills.
- Make sure soffit vents are not blocked by insulation, storage, or debris
- Check that bathroom and dryer exhaust fans vent to the outside, not into the attic
- Look for signs of condensation on the underside of the roof deck
- Ensure your attic has both intake ventilation at the soffits and exhaust ventilation at or near the ridge

Know When to Call a Professional
Some things are perfectly fine for homeowners to handle. Cleaning gutters, clearing debris from the ground, and doing visual inspections are all great habits. But there are situations where you need to call a roofing professional:
- After any significant storm with hail, high winds, or heavy rain
- When you spot missing, cracked, or lifted shingles
- If you see water stains inside your home
- When flashing appears damaged or separated
- If your roof is over 15 years old and has not been inspected recently
- When you notice sagging or structural changes in your roofline
The sooner you call, the better. Small problems caught early are almost always cheaper to fix than big problems caught late. And if storm damage is involved, timely documentation is critical for insurance claims.
Create a Simple Maintenance Schedule
The best way to stay on top of roof maintenance is to make it a habit. Here is a simple annual schedule that works well for Austin homeowners:
- Spring: Clean gutters after live oak leaf drop, do a ground-level visual check, trim any branches that grew close to the roof over winter
- Summer: Check attic ventilation and temperatures, look for signs of UV damage on south-facing slopes
- Fall: Clean gutters again, clear debris before winter, schedule your annual professional inspection
- Winter: Check for any damage after cold fronts or ice events, look for condensation in the attic
This does not take much time, and it makes a real difference in how long your roof lasts and how few surprises you encounter along the way.

Your roof is one of the most important systems protecting your home, and it does not take care of itself. The good news is that basic maintenance is straightforward, and most of it can be done safely from the ground. Stay consistent with these habits, and you will get significantly more life and performance out of your roof.
